Flat roofs are used all over the world, and every area has its own preferred set of materials. Warmer climates with less rainfall use stone or concrete because they’re good for keeping heat out of the inside of a home, and it’s a good option for areas where wood isn’t as widely available. However, concrete and stone aren’t suitable for colder climates or in areas that get a lot of heavy rainfall. Most flat roofs in the Western World are made of tar of asphalt that’s applied over a piece of felt paper, which can keep it watertight. Gravel is poured over the area, so the heat of the sun and other types of weather won’t be able to affect it.

Types of Flat Roof Construction

There are four types of flat roofs, which can include:

  • Built-Up Roofs — These are the traditional hot-tar-and-gravel roofs that are built from a layer of waterproof materials that are covered with an alternating layer of hot tar and smooth stone. They used to be made of tar paper, but more advanced materials (such as fiberglass membranes) started being used. Not only do they look attractive through windows and decks, but they can also resist fire damage.
  • Modified Bitumen Roofs — These roofs are made of a single-ply material that’s rolled out and applied to a mineral-based adhesive. Some systems involve heating the material as the surface is unrolled. But there are other systems that use a peel-and-stick method, which is much easier. Peel-and-stick materials can be installed by homeowners, and their light-colored mineral surface reflects heat (which can lower energy costs during the winter months).
  • Rubber Membrane Roofs — Ethylene Propylene Diene Monomer (EPDM) is a durable rubber that looks like an inner tube, but it’s more resistant to damage from sunlight. It can be anchored to the roof surface with fasteners, ballasted with stone, or glued on with an adhesive. The installation of these roofs is simple, because the material is light and is resistant to scuffing or tearing. It’s also easy to find leaks, which can make it easier to make repairs when it’s needed. But the material’s black color absorbs heat, which can increase your energy costs at certain times of the year.
